Property Preservation Specialist

Description
The Property Preservation Specialist is responsible for: the preservation of the servicing portfolio including inspections, vacancies, securing, bids/repairs, registrations, code violations and utility services.
Responsibilities
- Handles property preservation of all properties as per investor/HUD guidelines
- Ensures all property preservation activities completed based on internal guidelines
- Reviews and reconciles control reports to ensure data integrity and servicing expectations
- Handles processing of city citations and resolution follow up
- Monitors reports for vacancy, unsecured properties, disaster areas, code violations, registrations, etc.
- Validate bids are reasonable, justified, and necessary
- Provides hands-on approach as it relates to internal processes and vendor management
- Provides recommendations for procedural changes and improvements as they pertain to the department
- Stays abreast of changes to federal and state mortgage laws and regulations affecting the operation
- Swift processing of incoming email and phone calls from Vendor(s) and business partners
- Handles inquiries and performs research for internal and external customers and resolves problems
- Maintains an understanding of complex situations to effectively explain account details
- Special projects relating to property preservation

Experience
- 5+ years property preservation experience in a residential loan servicing or default loan servicing department
- Strong oral and written communication skills
- Demonstrated critical thinking skills
- Detail-oriented with superior organizational and time management skills
- Self-starter; takes initiative within role and responsibilities
- Excellent customer service skills
- Intermediate to advanced technology skills including Excel
- Proactive in identifying ways to improve service and support
- Ability to be a team player by working closely with Servicing Manager and loan servicing staff
Education
- Associate degree or higher
EXPECTED HOURS
- Full time position – regular office hours Monday to Friday, typically 8:00am to 5:00pm (aka, “core hours”) with flexibility on start & end times. Employee must be available during the core hours and will work over a continuous 9-hour timeframe day, with one-hour break for lunch
